Wholesale fixers
These are properties that that may need some repairs. They may need some
paint, some carpet and some minor repairs. I will sell these for about
20% below fair market value if the property was in perfect condition.
Perfect houses
These are house that are in perfect condition. We will repair everything
that we see is wrong with these properties. Most of these houses we will
need paint inside and out. I will install new carpet and ceramic tile in
the kitchen and bathrooms. These will appraise at the top of the neighborhood.
I will sell most of these houses for about 10% below fair market value.
These houses will only
be available between the time I purchase them, and when
I am working on the re-hab. Once I have them completed,
I will put them on the market with a conventional realtor
and will no longer sell them at a discount. If you are
interested in one of these houses, I can give you the
option to look at the house a day or 2 prior to me putting
it on the conventional market.
From experience, on average, if we put
these houses on the conventional market they will sell
within $1,000 of our asking price, and will be on the
market 2 weeks.
You may wonder why we
would sell these houses 10% off if we can get full price
on the conventional market. The reason is simple, if
we sell to you, it will sell faster and we will save
6% realtor fees, 3% closing costs and about 1% holding
fees, which add up to 10%, same net to me, but a good
deal for you.
